September Real Estate Market Update – San Diego County

Here is your monthly San Diego County Real Estate Market Update! August numbers are cooling off ever so slightly, but still raging on. Median sales prices continue to rise with a County overall increase of 6.5%. Inventory, while 18.93% higher in San Diego County as a whole, is still lower than a healthy market. The County experienced a decrease of number of sales by 13.19%. In this post, we will break down the real estate market activity in a few different areas of San Diego County. San Diego County Stats:

The median sales price was $575,000, a 6.5% increase of last year’s of $539,900 and the same as July 2018.

The average days on market was 31, 3.13% higher than last year’s 32 days and 1 day shorter than July 2018.

The number of active listings was 7,859, a 18.93%  increase from last year’s 6,608 and a 7.91% increase from last month’s 7,283.

The number of homes sold was 3,132, a 13.19% decrease from last year’s 3,608 and an increase of 2.45% of last month’s 3,057.

 

Encinitas Stats:

The median sales price was $963,500, a .36% increase from last year’s $960,000 yet 8.24% lower than last month’s $1,050,000.

The average days on market was 44, an increase of 12.82% from last year’s 39 days and 37.5% higher than last month’s 32 days.

The number of active listings was 92, a 26% increase from last year’s 73 and 8.24% higher than last month’s 85 active listings.

The number of homes sold was 34, a 28% decrease from last year’s 47 and a 21% decrease from last month’s 43.

Cardiff by the Sea Stats:

The median sales price was $1,085,000, a 20.22% decrease from last year’s $1,360,000 and 14.9% lower than last month’s $1,275,000.

The average days on market was 25, a 66.7% decrease from last year’s 74 and 25% longer than last month’s 20 days.

The number of active listings was 38, a 18.75% increase from last year’s 32 the same as last month’s 32 active listings.

The number of homes sold was 15, 87.5% increase from last year’s 8 but the same as last month’s 15 homes sold.

Rancho Santa Fe Stats:

The median sales price was $2,400,000, a 12.86% increase from last year’s $2,126,500 and 21.52% higher than last month’s $1,975,000.

The average days on market was 110, a 7.56% decrease from last year’s 119 and 22% longer than last month’s 90 days.

The number of active listings was 259, a 4.43% decrease from last year’s 271 and a .77% decrease to last year’s 261 active listings.

The number of homes sold was 43, 7.5% decrease from last year’s 40 and a 19.44% increase to last month’s 36 homes sold.

Solana Beach Stats:

The median sales price was $1,430,000, a 11.72% increase from last year’s $1,280,000 yet 17.1% lower than last month’s $1,725,000.

The average days on market was 22, a 60% decrease from last year’s 55 and 55.1% shorter than last month’s 49 days.

The number of active listings was 50, a 31.58% increase from last year’s 38 and 5.66% lower than last month’s 53 active listings.

The number of homes sold was 22, a 15.79% increase from last year’s 19 and 144.44% higher than last month’s 9 sales.

Del Mar Stats:

The median sales price was $1,307,500, a 2.06% decrease from last year’s $1,335,000 and 31.18% lower than last month’s $1,900,000.

The average days on market was 50, a 6.38% increase from last year’s 47 and  20.63% shorter than last month’s 63 days.

The number of active listings was 86, a 23.21% decrease from last year’s 112 and a decrease of 3.37% compared to last month’s 89 active listings.

The number of homes sold was 10, a 67.74% decrease from last year’s 31 and a decrease of 41.18% compared to last month’s 17 homes sold.

La Jolla Stats:

The median sales price was $903,500, a 14.96% increase from last year’s $1,062,500 and 19.69% lower than last month’s $1,125,000.

The average days on market was 45, 10% shorter than last year’s 50 days and last month’s 50 days..

The number of active listings was 300, a 1.96% decrease from last year’s 306 yet a 3.45% increase from last month’s 290 active listings.

The number of homes sold was 60, a 3.45% increase from last year’s 58 yet a 15.49% decrease from last month’s 71 homes sold.

Carmel Valley Stats:

The median sales price was $1,238,250, a 60.2% increase from last year’s $772,950 and 13.32% higher than last month’s $1,092,750.

The average days on market was 28, a 3.7% increase from last year’s 27 and 27.27% longer than last month’s 22 days on the market.

The number of active listings was 119, a 36.78% increase from last year’s 87 and 2.59% higher than last month’s 116 active listings.

The number of homes sold was 64, a 1.59% increase from last year’s 63 yet 3.03% lower than last month’s 66 homes sold.

San Diego Metro Stats:

The median sales price was $538,300, a 6.32% increase from last year’s $506,300 and 1.75% higher than last month’s $530,000.

The average days on market was 25, a 3.85% decrease from last year’s 26 and 7.41% shorter than last month’s 27 days.

The number of active listings was 1,431, a 28.69% increase from last year’s 1,112 and 8.25% higher than last month’s 1,322.

The number of homes sold was 634, a 16.25% decrease from last year’s 757 and a decrease of .78% compared to last month’s 639 homes sold.
