Here is your monthly San Diego County Real Estate Market Update! Summer sales are always hot and July 2018 was no different. Median sales prices continue to rise with a County overall increase of 7.48%. Inventory, while 9.75% higher in San Diego County as a whole, is still lower than a healthy market. The County experienced a decrease of number of sales by 9.04%. In this post, we will break down the real estate market activity in a few different areas of San Diego County. San Diego County Real Estate Market Update

San Diego County Stats:

The median sales price was $575,000, a 7.48% increase of last year’s of $535,000.

The average days on market was 32, 3.23% higher than last year’s 31 days.

The number of active listings was 7,283, a 9.75%  increase from last year’s 6,636.

The number of homes sold was 3,057, a 9.04% decrease from last year’s 3,361.

 

 

Encinitas Real Estate Market ReportEncinitas Stats:

The median sales price was $1,050,000, a 22.09% increase from last year’s $860,000 and 82.61% higher than San Diego County’s median sales price.

The average days on market was 32, the same as last year and equal to San Diego County’s average days on market.

The number of active listings was 85, a 16.44% increase from last year’s 73 and a 6.69% higher increase compared to San Diego County’s growth in active listings.

The number of homes sold was 43, a 4.44% decrease from last year’s 45 and a 4.6% less decrease than San Diego County’s drop in home sales.

Rancho Santa Fe Real Estate Market UpdateRancho Santa Fe Stats:

The median sales price was $1,975,000, a 2.11% decrease from last year’s $2,0175,000 and 243.48% higher than San Diego County’s median sales price.

The average days on market was 90, a 22.23% decrease from last year’s 122 and 181.25% higher than San Diego County’s average of 32 days on market.

The number of active listings was 261, a 9.06% decrease from last year’s 287 and a 18.81% decrease compared to San Diego County’s growth in active listings.

The number of homes sold was 36, 5.26% decrease from last year’s 38 yet a 3.78% less decrease compared to San Diego County’s drop in home sales.

Solana Beach Real Estate Market UpdateSolana Beach Stats:

The median sales price was $1,725,000, a 30.26% increase from last year’s $1,324,263 and 200% higher than San Diego County’s median sales price.

The average days on market was 49, a 13.95% increase from last year’s 43 and 53.13% higher than San Diego County’s average days on market.

The number of active listings was 53, a 47.22% increase from last year’s 36 and 37.47% more of an increase compared to San Diego County’s growth in listings.

The number of homes sold was 9, a 62.5% decrease from last year’s 24 and 53.46% lower than San Diego County’s drop in home sales.

Del Mar Real Estate Market UpdateDel Mar Stats:

The median sales price was $1,900,000, a 29.25% increase from last year’s $1,470,000 and 230.43% higher than San Diego County’s median sales price.

The average days on market was 63, a 117.24% increase from last year’s 29 and  96.88% higher than San Diego County’s average days on market.

The number of active listings was 89, a 23.93% decrease from last year’s 117 and a decrease of 33.68% compared to San Diego County’s growth in listings.

The number of homes sold was 17, a 5.56% decrease from last year’s 18 yet a 3.38% increase from San Diego County’s drop in home sales.

La Jolla Real Estate Market Update

La Jolla Stats:

The median sales price was $1,125,000, a 2.27% increase from last year’s $1,100,000 and 95.65% higher than San Diego County’s median sales price.

The average days on market was 50, the same as last year but 56.25% higher than San Diego County’s average days on market.

The number of active listings was 290, a 13.69% decrease from last year’s 336 and a 23.45% decrease from San Diego County’s growth in active listings.

The number of homes sold was 71, a 42% increase from last year’s 50 and a 51.04% increase compared to San Diego County’s drop in home sales.

Carmel Valley Real Estate Market UpdateCarmel Valley Stats:

The median sales price was $1,092,750, a 1.59% increase from last year’s $1,075,681 and 90.04% higher than San Diego County’s median sales price.

The average days on market was 22, a 21.43% decrease from last year’s 28 and 31.25% shorter than San Diego County’s average days on market.

The number of active listings was 116, a 17.17% increase from last year’s 99 and 7.72% higher than San Diego County’s growth in active listings.

The number of homes sold was 66, a 4.35% decrease from last year’s 69 yet 4.69% higher than San Diego County’s drop in home sales.

San Diego Metro Real Estate Market UpdateSan Diego Metro Stats:

The median sales price was $530,000, a 4.89% increase from last year’s $505,300 and 7.83% lower than San Diego County’s median sales price.

The average days on market was 27, a 3.57% increase from last year’s 28 and 15.63% shorter than San Diego County’s average days on market.

The number of active listings was 1,322, a 23.55% increase from last year’s 1,070 and 13.8% higher than San Diego County’s increase in active listings.

The number of homes sold was 639, a 6.85% decrease from last year’s 686 yet 6.85% higher than San Diego County’s drop in home sales.
